SUFFOLK BARN UPDATE

Here is a little update on my Suffolk barn clients…

I have tried to capture a quick snapshot of all the hard work which has taken place over the last 4 weeks.

They had their Oakwrights frame delivered 4 weeks ago and are now in the closing stages of having this fully erected and thermally wrapped using the amazing Wrightwall Natural system…. in effect, a near watertight shell! Amazing to have such a large part of the build up and done in the space of a month.

You may remember this is the project we spent 7 years getting planning for so to say the clients are enjoying the speed of everything now is an understatement! And they managed to get rented accommodation right next to the plot which is perfect for day to day management.

Check out the ‘wrapped’ building already. The horizontal battens provide fixing for plasterboard and also create a service void for electrics/plumbing

A LANDMARK PLANNING APPROVAL FOR PJT DESIGN LTD!

Last night, at a planning committee meeting held at Forest Heath Council in Suffolk, we received a unanimous 13 to 1 vote in favour for a new dwelling application set within a lovely Suffolk village. Great news of course…. What made this decision sweeter though? Well, basically, the application site sits outside of the village development boundary so there is a an immediate presumption against development. Furthermore, it is in contradiction to some elements of the local plan policy.

This was however not an overnight success.

I have been working with these great clients since 2007. We have a previous planning refusal behind us together with an appeal that went against us so it was not looking good. This was for a different design to the approved scheme which was larger and in a different location.

However, during the last couple of years, the planning landscape has changed drastically and with the publication of the NPPF in 2012 and the weight that this now carries when read against local plan policy, we thought there may be a way to secure a planning approval for our clients on this beautiful plot. There were also a number of other technical legalities that we had to overcome such as trees, the affect the proposal had on adjacent listed buildings, etc etc….

The application not only consisted of the right design on the plot but also we spec’d in a lot of renewables such as fully encapsulated air tight construction, recycled insulation, ground mounted solar panels, ground source heat pump and rainwater harvesting, all of which played a part in the approval.

With lots of hard work and strategic interpretation of various policies and guidelines we got it! This truly is a landmark approval for us and just goes to show that more often than not, there is a solution. This solution may take time and money, blood, sweat and tears but if you really want to do something then just keep following that dream and approach it in the right way, at the right time, with the right team.

SUFFOLK PREAPP SUCCESSFUL

Had a great response in today from St Edmunsbury council in Suffolk for a barn style replacement dwelling project which sits on a lovely village green.

When we did the preapp, i advised my clients to get proper surveys done on the existing dwelling so we can produce architectural comparison drawings of old versus new but also things like bats, trees, on the ground ecology etc, all of which paid off as the preapp response acknowledges the level of detail we had put in and therefore gives the whole project credibility from day one.

In overall summary, the preapp response indicates the councils support in principle which means we can proceed to the next phase which is the full planning application.

Nice little result for a Friday!

ESSEX CONTEMPORARY BARN APPROVED!

Very very pleased with this one! Its been a while coming but at last today we have received full planning approval for this replacement dwelling in Essex.



I am pleased on many levels really. Firstly, my clients have already sold their house and have been on site in two caravans for 3 winters and during this time have had 2 children! As you can imagine, this has not been the easiest of situations so my full admiration goes out to them.

Secondly, this was an ambitious application to achieve a highly contemporary building in what is a fairly sleepy and traditional Essex village and i am so happy to have been able to take a contemporary project on like this and get the approval through first time. As i have blogged previously, i am now getting a good mix of both traditional and contemporary clients so am in design heaven really!

This is a mood board i worked up with the clients which gives a flavour as to how cool this building is going to look! I cannot wait to get things moving now for these great clients.


I am going to be assisting them with sourcing the timber frame package and can also help them build good relationships with some of my subcontractors and suppliers for the rest of the build.

This is going to be a good one!

PS. did i mention we have designed the existing outdoor swimming to become an underground games room accessed via a tunnel from the main house with glass rooflights set into the lawn above?, well we are and its been approved! Very cool…

FEATURED CAMBRIDGESHIRE BARN IN HOMEBUILDING AND RENOVATING MAGAZINE

I was pleasantly surprised when my copy of the April edition of H&R was delivered by the postie yesterday as it featured one of my projects with a full write up and professional shots.

This was another joint project with my good friends at Oakwrights and was a replacement dwelling of traditional Cambridgeshire barn vernacular.


We had some great clients on this project (as always) who really understood the importance of the correct materials and detailing.

I was always confident they would do a good job and i was correct 100%. This house looks absolutely spot on set within a Conservation Area in a very quiet village with open countryside views to the rear

CONTEMPORARY ESSEX BARN

My contemporary spin on a barn is taking shape nicely for this beautiful plot in Essex. I have kept the design as simple as possible so as to echo traditional barns found within the countryside and combined this with modern geometry and detailing. I am especially loving the configuration of glazed elements on the entrance elevation….

Final design work should be done next week for a planning submission by the end of this month.
Am really looking forward to seeing this project progress and will keep you posted with updates as we go through the next stages…

NORFOLK OAK FRAMED BARN NEARING COMPLETION

So, here is a barn style house i designed back in 2007/2008 and following a recent site visit by Tim Crump of Oakwrights, we now have some photos and its looking really good….!


The project consisted of a replacement dwelling on a really heavily wooded plot so we had to work closely with the tree officers and be respectful of the root protection zones etc when planning out the footprint of the building.

Very pleased with the outcome of this so congratulations Ian and Bonnie,…. it looks like you are definitely getting there 🙂

2 HOUSE PROJECT IN SUFFOLK DUE TO GO TO PLANNING

Have been working on this one for most of this week…. funky contemporary barn for some Essex clients….



These are quick shots straight off the drawing board so fairly sketchy quality but looking really good… should be finished up in the next day or two so will post up finals as soon as they are done.
